What We Do
When you hire OREO Consulting, we take a look at all of the cases you have currently booked as bank owned and in inventory, the pending files that you currently have in process, and the ones you know you have coming. There may be more. Each case is given a file number and a plan of attack is made for all of them. We wish it was a simple process.
We generally want to take over the responsibility of hiring and firing your chosen Realtors that you currently have hired. We expect performance and due diligence and reporting on their parts and we expect results. We also come along side of them and build a marketing plan that is specifically directed to its targeted market. We look at the expense of marketing and who can best afford “the plan”. Sometimes we reduce the commission of the agent hired, and we have the bank pay for “the plan”. Having closed more that 3000 transactions as a Realtor, Brian Iverson, owner of OREO Consulting, knows firsthand that marketing is a challenge in this economy, and it will be different with every case. We then monitor these agents and report to you weekly as to the results. If it’s not going according to plan, we make a new plan. We, as a team, cannot afford to let anything get in the way of getting a property sold, and getting those monies back into your system.
Next we look at pending files or cases. Some of these we have been able to successfully change from involuntary to voluntary foreclosure status. Usually there is some “boot” to put into the deal, or some other kind of consideration, to allow this to happen. Again, every case is widely different. Because we know of this property well in advance of becoming bank owned, we have an exit strategy in place well ahead of schedule. Sometimes, with other lawsuits against your creditor, you want to take this into inventory sooner than later as litigation tends to muck up just about everything. We will work directly with your attorneys and your management to work this plan and keep everybody informed all through the process.
Finally, we look to come along side of you and your staff to work with your clients that are hurting throughout this economical downturn. Life is not getting any easier for you or your clients. Most have never been in this situation before, and for sure, never want to go back to it ever again either. We will not get in the way of your decisions or your attorneys here. We will only advise and give our perspective of things as you ask them of us. This stage in the game is very delicate and as a seasoned negotiator, we bring the experience with over 5000 negotiated contracts behind us, to work for you.
